Strategic Energy Management (SEM) is a systematic approach to management of energy use at an organization to help them achieve sustained energy efficiency improvement. Our SEM services are designed to help organizations at all stages of their energy management journey, from initial assessments to long-term implementation and monitoring.

A utility bill audit or preliminary energy-use analysis is the first step for an energy audit whereby the total historical energy use and energy cost of the building are compiled and compared against properties of similar type and size. Several municipalities and states have implemented energy benchmarking mandates where commercial property owners must submit a report of their annual energy use.

ENERGY STAR Certification is available to commercial properties whose energy use intensity (EUI) is better than 75% of similar properties, after accounting for property type, climate, and several other factors. This means that the building should receive an ENERGY STAR score of 75 or higher.
